Nuts and Bolts
-Main building roof has drains for water run off that are piped directly to the beach.
-Septic tank has underground line run to the street to provide for pumping if ever needed.
-Variable speed domestic water pump provides constant water pressure throughout the house and is more efficient.
-There is a heat pump for the pool which keeps the pool warm to whatever temperature is chosen - mostly 86 degrees for current owners.
-There is a separate gas heater for the hot tub. Pool is saltwater, hot tub is fresh.
-Solar panels and battery backup, programmed with the generator for maximum efficiency, for extended power outages. It is designed to keep main floor fridge/freezer, microwave, wall oven, and garage door openers, selected mini splits, and designated lights, operating when the power is out.
-There are 2 pilas for water storage. 5000 liters each. Santa Maria has to date, had reliable public water.
-The house has purified water throughout. Additionally, there is dedicated reverse osmosis drinking water in each guest space, and main floor bathrooms as well as the kitchen.
-Two hot water recirculating pumps, and associated lines, provide quick hot water to each bathroom lavatory and shower as well as the kitchen sinks. The only exception to this is the laundry room/half bath in the courtyard.
-The mini splits are heat pumps as well as for cooling - a nice feature for chilly evenings in the winter.
-The fireplace has a gas line piped to it.
-All ceiling fans are DC, direct current. They are quieter, last longer, and use less electricity.
